Adare is located approximately 18km south west of Limerick City at the end of the M7 Motorway. It is located on the Limerick to Killarney National Primary Road (N21), which is the main tourist and traffic route serving the southwest. The River Maigue, a tributary of the River Shannon, flows to the east and north and it runs through Adare Manor which is renowned as one of the top luxury hotels in The world. Like the village, the manor is steeped in history and surrounded by medieval ruins and it has recently undergone very significant refurbishment. Adare Manor demesne occupies over 800 acres to the east of the town behind the premises. It will host the Ryder Cup in 2027.
The village has developed along the N21 and as you enter from Limerick just beyond the gates of Adare Manor, Lucy Erridge sits prominently on the road, opposite the Holy Trinity Abbey Church and approximately 100m from Adares other famous Hotel, The Dunraven Arms and has the benefit of huge vehicular and pedestrian passing traffic.
Reflecting the importance of tourism to the village, the Adare Heritage Centre is in the process of being totally upgraded and refurbished. The centre, which is also opposite the unit, provides a wide range of visitor services including a tourist service, historical exhibition, and heritage and castle tours. In recent times the recreational value of the River Maigue walkway/cycleway has been developed and offers potential to further develop this amenity.
The property, a 200 year old thatched cottage, has operated as a retail store for 35 years, and is owned and run by Lucy Erridge. Lucy and her mother Alison initially designed and produced Knitwear and Textile Art and stocked some of the best pieces of Irish Design and Craftsmanship. Alison created the Cottage Garden which has been a huge inspiration in the development influence of their products over the years. As they grew as a Home of Luxury Irish Design they began to develop a range of products that relate to the Cottage Garden and the Historic Buildings in Adare. Working with a skilled knitter Lucy has developed the ‘Lucy Erridge Cashmere Collection’ a new addition to her ‘Knitwear Collection’ of unique hand worked pieces.
This end of terrace thatched cottage has a retail area of c.85m2 and its accommodation includes a main retail area with two separate entrance doorways to the front of the premises. To the rear of retail area there is a workroom & staff area and a separate store room with WC. A back door leads to the yard.
There are traditional wooden sash windows, a mix of original style flag stone and wood flooring throughout and many of the original features are evident such as the fireplace in the main retail area. There is a part pitched slate roof to the rear of the property.
Externally a stone wall surrounds the immaculately maintained spacious gardens, to the rear there is a storage shed and a yard. The premises sits on a large site which has obvious development potential (subject to the requisite planning permission). It has pedestrian access to the side and rear. It is BER exempt. The unit is alarmed and has oil fired central heating.
